The Landlord Blues

I represented the buyers of a nice condo in the Chateau Aspen. Very central location and fully renovated. At the time of closing the tenant had a little more than 3 months left on his lease.

The change of ownership seemed to have a negative effect on his ability to pay rent and the new owners have yet to receive their first rent check. The eviction process was promptly initiated and I am looking forward to learning how this works in Colorado.

The “3 day notice to pay or quit” was served today and the tenant has until Monday to pay his rent or leave the premises. He already told the owner that he plans on moving out by the end of the month.

The new owners rightfully do not trust the tenant that has caused nothing but trouble. So the eviction process was started just in case the tenant does not decide to vacate the property at the end of March as he informed us he would do.

One would think that Aspen with its luxury real estate would see more well off tenants and generally that is true. But my buyers seem to have drawn the short straw. I am sure we will be able to get a satisfactory eviction notice and at least get something on this guy’s credit report showing that he defaulted on his rental obligations.

I will keep you posted on progress.
