Am I obligated to disclose the terms of other offers to a prospective buyer?

The short answer is NO. Neither I as your representative nor you have to disclose the terms of other offers. You don not even have to disclose that you have received other offers. In my view it is advantageous to disclose a multiple offer situation. This will make it clear to all prospective buyers that they will have to put their best offer forward to have a chance in securing the property.
For you as the seller this is the ideal situation. You now have the best chance of securing top dollar for your property. My advise: Do not disclose the terms of other offers, maybe hint at the fact that higher offers were received.
