How do I get my home ready for showings?

As part of the hiring process I will recommend to you a list of items that will make your home more sellable. These are recommendations and not requirements.  You will be in control of setting the standards for showings. The showing appointment should be arranged at least a few hours before the showing is to take place.

If you require 24 hour notice you are severely limiting your potential buyer pool. Many times the agent is arranging the tour in the morning and shows the client around in the afternoon. Your property could not be part of that showings tour if a long notice were required. It is best if the seller is not present during the showing. Leave the home when the appointment arrives and return after an hour. Plan to run some errants during that time.
The seller not being present will stimulate a frank conversation between the potential buyer and his/her agent. If there are any shortcomings in the eye of the potential buyer the agent might be able to alleviate those doubts. If you were present the buyer might not even raise these issues.
