	How much should my earnest money be?
	It all comes down to negotiations. Often times the listing will specify what the seller expects as earnest money. If that sum is not unreasonable I advise my clients to match that sum to have one less point to argue about during the negotiation phase. Typically 5 percent earnest money should suffice. But again all is up for grabs and I have seen the weirdest constructions and demands.
