I am making a full price offer, does the seller have to accept?
The short answer is NO. Even though one would like to think that a full price offer would satisfy the seller he does not have to accept it. The seller might need to compensate the listing and selling agent with a full commission as both have done the job they were set out to do by the seller, but that does not change anything in regards to the sellers ability to decline to sell the property.

If a full price offer is declined the question to ask is, WHY? If the seller truly wants to sell there must have been something in the offer that did not meet his approval. It is my job to find out and advise my clients as to a differently structured offer that will get the job done.
