I found the perfect property, should I show my emotions while the owner is there?

First of all I advise all my sellers to NOT be present when potential buyers want to look at their property. If the seller is present I would advise against showing too much of your enthusiasm for the property. Think of it this way. The fact that you found the perfect property is only the first step. The next step is to secure the property at the best possible price. If you let the seller know that this is the one and only property you will ever consider, what do you think his motivation for negotiating a lower price will be, well.... close to zero.

Share your enthusiasm with your realtor when you left the property. But holding back while the owner is present can translate into real savings during the negotiation phase of the transaction.
