Is a low offer a good idea?

Put yourself in the position of the seller. If the offer price is close to the true market value how would you react to a low ball offer? Most likely it would come across as an insult. You can do more damage to the future conclusion of a successful transaction with starting too low in the bidding process than with any other strategy.
Start out with a price in your head at which you would walk away from the deal and not have a bad feeling. This would be your marginal price. Even one Dollar higher is too much. Once you have established that price with the help of your Realtor, you should decide what strategy will lead to an acceptable offer at a price as low as possible. If the seller is informed he will know what the market value for his property is. So he will expect to receive around that price. Talk to me about bidding strategy. That is where I bring a lot of weight to the table. |
