Is it better to make repairs before I sell or lower the price for the buyer to do the repairs?

Allowances generally do not have the same effect as a repaired house would have. An allowance is just a sum of money that might or might not cover the cost of the repair. In addition the burden of managing the repair is placed on the new owner. Put yourself in the shoes of the buyer.
What would you rater have, a house in it best possible state of repair or an allowance and the prospect of dealing with days or weeks of dealing with repairs? You see, if it needs fixing and it makes economic sense have it done before listing your property.
