Pitkin County (including Aspen and Snowmass) Real Estate having a strong sales year

 

Pitkin County which encompasses the City of Aspen and the Town of Snowmass are enjoying a very healthy real estate sales year in 2007. Data available through June of 2007 indicates that sales volumes are ahead of last year's figures.


Transaction volumes as down a little but still on par with 2005 figures. The higher Dollar transaction volume at slightly lower total number of transactions indicates that prices have on average again appreciated from last year.


Inventory is still at or near record lows. The only price segemnt that is showing some healthy inventory is the $10 million and over market for single family homes.

Transaction Volume for fractional ownership in Aspen and Snowmass has seen a steady decline from the peak 2006 levels. It is not clear if this is an effect of most of the fractional properties original sales being completed like for the St. Regis, or if there is a general down trend in sales.
It is clear that inventory in fractional products is growing and resales are slowing down. The exception is the Residences at The Little Nell. This top of the line fractional is nearing sell-out and owners are looking forward to a completion dates of late 2008.
