The number one mistake must be overpricing the home thinking that one can always lower the price later. The first 2 weeks after listing a home have the highest chance of attracting buyers that have not yet found what they are looking for. Take advantage of that penned up demand by pricing the home correctly right from the start.
As a seller you are not selling YOUR home but you are selling somebody his/her new home. The new owner should be able to imagine this house becoming their home. The key is de-cluttering and neutralizing your home. Prior to listing your home put into storage everything that is not essential. If you used extreme wall colors think about a fresh neutral colored coat of paint.
Don’t attend showings personally. Let the selling agent deal with his buyer. I as your listing agent will have prepared and gathered all relevant information from you prior to listing. This information is available to all interested buyers and should answer the majority of questions. Your presence at the showing will inhibit the client broker communication and will not make it easier but harder for the accompanying broker to sell your home. |
