To close your transaction make sure you have your own funds wired to the title company prior to closing or bring them in the form of good funds to the closing. Two forms of valid picture ID will help the title company determine that you are who you claim to be.
If you are the seller and will be receiving proceeds from the transaction make sure you know where you want the funds to be deposited, bring your checkbook for your bank details. If you are buying the property together with your wife or husband make sure that both parties attend the closing.
