What documents should I leave in the house for the new owner?

The new owner will be most grateful if you leave him all the appliance manual as well as manuals for washer/dryer. If you have documentation on the mechanical room equipment that will come handy when having it serviced.
Do you own architectural drawings. In case the new owner wants to remodel the home these will be a great time saver. Don’t forget all keys and garage door openers. If you hired a spa or pool maintenance company pass on the details. Leave behind information on your internet/TV/gas/electric/water/ trash companies, the buyer will really appreciate your thoughtfulness.
