What does it mean when a property is listed as Exclusive?

I am a broker with Aspen Land & Homes Sotheby’s International Realty. An exclusive listing is one that is not and can not be listed with another company and real estate agent during the timeframe of the listing agreement. Most all listings in the Aspen and Snowmass area are exclusive listings.
Only on exclusive listings will I be able to commit a marketing budget to the efforts of selling the property. If I can not guaranty that if I put my best efforts forward and find a seller that I will earn a commission I can not take the listing. You as the seller also want exclusivity for your listing. You want a coherent message to go out to the market. This is only possible with soliciting ONE competent broker to sell your Aspen property. Do not worry about buyers.
Through the spen Board of Realtors MLS (Multiple Listing Service) your Roaring Fork Valley property will be visible to all real estate brokers in the Aspen and Snowmass market. Every Realtor can search for your property in the Aspen/Snowmass MLS system and we encourage other brokers to find buyers for your property.
That is why I send a custom produced DVD to all Aspen and Snowmass Realtors on any and every of my listings. Also I hold regular open houses for brokers and the public. You will only get this service with an exclusive listing. It is to your benefit at no extra cost. |
