What happens after I present my offer?
An offer is always written with and acceptance date and acceptance time. Your offer is only valid until such time stated in the contract. If the seller has not accepted your offer until then it is null and void. There are basically three outcomes one can expect after an offer was presented. the offer can be accepted, declined or countered. If it is accepted you successfully put the property under contract.

If an offer  is not accepted in most case it will be countered with a different offer. The seller will give you the terms for which he is willing to part with the property. Then it is your turn to accept, decline or counter again. This can go back and forth until both parties get stuck at certain terms or until a mutual terms are reached.
