What happens when a buyer makes an offer?

The selling agent who represents the buyer will present a written offer to buy real estate to me the listing agent. I will then forward the offer in a timely manner to the seller. The seller has several options at that stage. He,

► does not accept the offer and does not counter the offer

► does not accept the offer but counters the offer

► accepts the offer

A full price offer is not automatically accepted. The terms offered might not be to the liking of the seller and so the counter offer is less about price but more about the terms of the contract.

If a seller has gone to the length of making a formal offer I am of the opinion that that in itself is worthy a reply. In real estate the reply should comes as a counter offer. Even if the original offer was close to being an insult to the seller I would advise all my clients to take the time and counter any offer.
The counter offer could in the extreme case be at the same price as the original offer. Flat out ignoring an offer kills any chance of successfully negotiating an acceptable deal. My advise, counter every offer.
