The inspection is done to uncover these things that you might not like. So be grateful in the first place for these problems to have surfaced during the home inspection. There are two paths you can go from here and I will be able to assist you in every step of the process. If the uncovered shortcomings are of such nature that no matter what the seller is willing or able to do it will not make you proceed with the purchase we will terminate the contract.
On the other hand if there are some demands that you can see would mitigate the problem than we will submit such requests to the seller. The inspection objection deadline is the last date you are able to present the seller with a list of items you will want to have remedied. There is no guarantee the seller is willing to mitigate all or any of your requests.
As a general rule the seller always feels he has given away the property for too little and the buyer always things he has overpaid for the home. Subsequently the buyer always wants everything fixed and the seller wants to sell AS-IS.
It is part of my job as a REALTORŪ I will try to keep things in perspective for my clients. You would be amazed over what banalities major real estate transactions have fallen apart. In case the seller is not willing to deal with all issues as requested the buyer needs to decide if he wants to further pursue the deal. This has to happen by the inspection objection resolution deadline as specified in the contract to buy and sell real estate.
