What is a final walk-through?

So you had an inspected check the place out. That was probably weeks before the closing date. Wouldn’t you like to know that the house for which you are about to part with a considerable amount of your life’s savings is still in the same state as when you had it inspected? A final walk through is the solution. The day before closing or on in the morning of the closing day you or your representative visit the property and do a visual check. In most cases you will find the property in acceptable condition and can proceed with the closing a scheduled.
If you find material differences in the state of the property you are well advised to seek legal assistance in dealing with the consequences. But at least you were aware of the damage/change before the closing. Maybe it is enough to hold some of the closing proceeds in escrow until the damage is repaired and so you can still close on the property. |
