What repairs should I make before selling?

A house in a good state of repair will seller faster and for a higher price. The question is if the higher price will reflect of the costs of the repairs. If the cost are higher than the increased price it might make sense to leave the property as is. Allowances for repairs generally do not work. The new owner wants to move in as soon as possible and does not want to get held up by lengthy repairs.
A prospective buyer that is looking at a run down carpet will not place an appropriate value on any allowance that might be given for carpet replacement, all he will see is a carpet that might reflect the general state of the home.

Focus on repairs that cost little and have a large impact. Paint is cheap but has a big impact. In my listing consultation I will be able to highlight areas that can be improved to sell you home for the best possible price in the least amount of time.
