When should I list my property just at expected market value?
In a sellers market this is a viable strategy. Demand for well priced property is strong. People will under these circumstances make full price offers. A lot of buyers expect to first always offer a price slightly below the asking price. Countering back at the full price can send out a signal of strength. I have priced my house well I will sell it at full price. You will be surprised how often this strength will translate into a full price offer. The benefit is that you start out with a lower price than if you priced it above expected market value and have therefore attracted a larger audience and painted the picture of a better deal.
