Why have a final walk-through?
|
Picture this: A buyer has a home inspected and 3 weeks later closes on the purchase. He than happily drives to his new home just to find it completely trashed by the old owner. During the move out all the wooden floors were damaged and several windows were broken.
All that could have been detected by having a final walk-trough the day before the closing. The buyer or one of his representatives takes 15 minutes to check on the state of the home. It should be unaltered from the time of the inspection. If it seems to have been take care of during the tie since the inspection there is no reason to delay the closing. If the structure has materially changed since the inspection one can ask to have it repaired.
